Major housing development on field behind Sitwell Villas?

NEDDC are suggesting in their draft Local Plan that 192 houses could be built on the field behind Sitwell Villas.

NEDDC is making progress with the preparation of the Local Plan Part 1: Strategic Policies and has now published an Initial Draft Plan. This consultation sets out a proposed strategy for growth and development across North East Derbyshire to 2031, together with key policies that will be used to decide on planning applications.

The intention is that the Local Plan Part 1 will also include initial site allocations. This will cover the period to the adoption of the Local Plan Part 2. It will allow the Council to demonstrate an adequate supply of housing land when the Part 1 Plan is adopted. To work towards this, alongside the Initial Draft Plan, the Council is also now consulting on a schedule of potential housing sites. This is not a list of preferred sites for allocation in the Local Plan. It is a range of potential sites which could meet specified levels of development anticipated for each settlement. This is an opportunity for communities and other stakeholders to contribute to the consideration of potential sites prior to the selection of preferred sites. The next key stage of plan preparation will include consultation on the Council’s preferred site allocations.

The Local Plan consultation is also accompanied by a range of background documents, including Sustainability Appraisal, which form the evidence base and have informed the preparation of the Initial Draft Plan. All these documents are available to view on the Council’s website .

The Initial Draft Plan and Schedule of Potential Housing Sites are available to view online, or at the following locations:

The proposals for Morton include a proposed development site of 192 houses in the field behind Sitwell Villas, although NEDDC is saying they are only looking for 64 houses to be built throughout the village. As NEDDC has only identified potential for 9 houses to be built on other plots throughout the village, it looks like a major housing development behind Sitwell Villas in their current preferred option.
